To Whom It May Concern,

Please take notice that pursuant to the Uniform Commercial Code (UCC) Article 9, a public sale of the collateral described below will be conducted as follows:

Name of Debtor: Chesterfield Faring, LTD
Name of Secured Party: First Bankers Trust Company, N.A.

The collateral that will be sold is described below:

  • Promissory Note #433670 dated June 26, 2013, executed by Illinois Building LLC
    in favor of Lender in the original amount of $6,000,000.00.
  • Promissory Note #447062 dated December 12, 2014, executed by Downtown
    Property, LLC in favor of the Lender in the original amount of $7,500,000.00.
  • Promissory Note #447887 dated January 26, 2015, executed by Downtown
    Property, LLC in favor of Lender in the original amount of $600,000.00.
  • Promissory Note #451595 dated May 26, 2015, executed by Downtown Property
    LLC in favor of the Lender in the original amount of $675,000.00

Date of the Sale: MONDAY, JULY 28, 2025
Time of Sale: 9:00 a.m. Central Daylight Time
Location of the Sale: The office of First Bankers Trust Company, N.A. 1201 Broadway Street Quincy, IL 62301

Terms of the Sale

The sale will be conducted by means of a sealed bid auction. Interested bidders shall submit a sealed written bid together with a cashier’s check, certified check or equivalent payment instrument in an amount equal to at least ten percent (10%) of the bid amount, payable to First Bankers Trust Company, N.A.

Bids will be delivered to BROWN, HAY & STEPHENS (Attorney for the Mortgagor), Attn: Emmet Fairfield or Maureen Faller, 205 S. Fifth Street, Suite 1000, Springfield, IL 62705 in an envelope designated “First Bankers Trust Company/Chesterfield Faring UCC Sale”. Bids must be received no later than 9:00 a.m. central daylight time on Friday, July 25, 2025.

Bids will be opened at 9:00 a.m. central daylight time on Monday, July 28, 2025, at the location of the sale. Interested bidders present at the opening of bids will be given the opportunity to increase their bids. The secured party reserves the right to bid at the time of sale. The collateral will be sold to the highest bidder. The highest bidder (other than the secured party) will pay the balance of its bid amount to the secured party in immediately available and valid funds no later than 1:00 p.m. central daylight time on August 11, 2025.
